Terms and Conditions

These Terms and Conditions apply to all bookings made for the following hotels operated within the Sonas Hospitality group:

  • Knipoch House Hotel, operated by Sonas Hospitality Ltd (Knipoch)
  • Duisdale House Hotel and Toravaig House Hotel, operated by Sonas Hospitality Ltd (Duisdale and Toravaig)
  • Skeabost House Hotel, operated by Sonas Hospitality Ltd (Skeabost)

For the purposes of these Terms and Conditions, the terms “Sonas Hospitality”, “the Hotel”, “we”, “our”, or “us” refer to the relevant operating company responsible for the hotel at which the reservation is made.

By making a reservation, the guest enters into a legally binding contract with the specific Sonas Hospitality Ltd entity operating the hotel at which the booking has been made. All obligations, liabilities and rights under these Terms and Conditions apply between the guest and the relevant operating company for that property.

  1. 1. Booking Terms

    To make a reservation you must:

    • Be at least 18 years old
    • Accept these terms and conditions on behalf of all members of your party
    • Accept the responsibility of settling all outstanding balances when you leave

    All our rates include VAT on the current rate at the time of booking and are subject to change without notice.

  2. 2. Payment and Authorisation

    Sonas Hospitality reserves the right to pre authorise credit or debit cards prior to arrival to verify validity and sufficient funds.

    Where payment is required prior to arrival, guests will receive a secure payment link. Failure to complete payment within the timeframe provided may result in cancellation of the reservation

  3. 3. No Show Policy

    If a guest fails to arrive on the scheduled arrival date without cancelling in accordance with the applicable cancellation policy, the booking will be treated as a no show and the full value of the booking may be charged.

  4. 4. Sonas Secret Saver – Advance Purchase Rate

    The Sonas Secret Saver rate requires full payment at the time of booking.

    This rate is non refundable, non transferable and cannot be amended once confirmed. If the reservation is cancelled or amended, the full amount paid will be retained.

    Guests are strongly advised to obtain appropriate travel insurance.

  5. 5. Flexible Package Bookings

    A valid credit or debit card is required at the time of booking to guarantee your reservation.

    Full payment must be made prior to arrival via secure payment link in accordance with the cancellation terms applicable to the hotel booked.

    If a reservation is cancelled within the applicable cancellation period, the full value of the booking will be charged and is non refundable.

  6. 6. Cancellation and Prepayment Terms

    Cancellation and prepayment requirements vary depending on the hotel booked.

    Duisdale House Hotel and Toravaig House Hotel

    • Full payment required 5 days prior to arrival
    • Cancellations within 5 days of arrival are non refundable

    Skeabost House Hotel

    • Full payment required 7 days prior to arrival
    • Cancellations within 7 days of arrival are non refundable

    Knipoch House Hotel

    • Full payment required 3 days prior to arrival
    • Cancellations within 3 days of arrival are non refundable

    Certain promotional rates or packages may carry alternative terms, which will be displayed at the time of booking and within the booking confirmation.

  7. 7. Price Match Promise

    The Price Match Promise is valid for 24 hours after booking directly with Sonas Hospitality.

    The competing rate must be identical in all respects, including:

    • Hotel and room type
    • Stay dates and length of stay
    • Number of guests
    • Package inclusions
    • Quoted in Pounds Sterling including all taxes

    Price matching does not apply where:

    • Discount codes have been used
    • Vouchers have been applied
    • Rates require membership or login access
    •  The rate forms part of a bundled offer

    The alternative rate must be publicly available and bookable at the time the claim is made.

    The Price Match Promise applies only to individual bookings of up to three rooms. For prepaid reservations, any verified difference will be applied as credit to the guest room account.

  8. 8. Special Packages and Events

    Certain packages including Christmas, New Year or seasonal offers may carry additional terms and conditions which will be communicated during the booking process and will form part of the booking contract.

  9. 9. Package Inclusions

    Packages may include breakfast, dinner or additional services.

    Guests are responsible for making reservations for included dining experiences where required. Unused package components are non refundable and cannot be exchanged for credit or alternative services.

  10. 10. Fraudulent or Suspicious Bookings

    Sonas Hospitality reserves the right to cancel any reservation suspected to be fraudulent, including bookings made using stolen payment details or with the intention of reselling the reservation.

    Additional identification or payment verification may be requested prior to arrival. Failure to provide satisfactory verification may result in immediate cancellation.

  11. 11. Severe Weather and Travel Disruption

    Guests are responsible for ensuring sufficient time is allowed for travel.

    Sonas Hospitality cannot be held responsible for missed arrivals due to travel disruptions including severe weather, ferry cancellations, road closures or flight delays.

    Standard cancellation terms will apply, unless otherwise agreed at the discretion of the hotel. Guests are strongly advised to obtain comprehensive travel insurance.

  12. 12. Parking and Electric Vehicle Charging

    Where parking facilities are provided, vehicles are parked entirely at the owner's risk.

    Sonas Hospitality accepts no liability for theft, loss or damage to vehicles or their contents.

    Where electric vehicle charging facilities are available, guests use these at their own risk and must follow all operating instructions.

  13. 13. Right of Refusal and Guest Conduct

    Sonas Hospitality reserves the right to refuse accommodation or terminate a stay without refund where a guest behaves in a manner that is abusive, disruptive, illegal, unsafe or damaging to property or the reputation of the hotel.

    Guests must comply with all reasonable instructions from hotel staff and with all applicable laws including licensing regulations relating to alcohol consumption.

  14. 14. Smoking Policy

    Smoking and vaping are strictly prohibited in all bedrooms and indoor public areas.

    Where evidence of smoking is found, a cleaning charge of up to £300 may be applied.

  15. 15. Dog Policy

    Well behaved dogs are welcome by prior arrangement only.

    A charge of £25 per dog per night applies for up to two dogs per room.

  16. 16. Damage to Property

    Guests will be responsible for any damage caused to hotel property by themselves or members of their party.

    Repair or replacement costs may be charged to the payment card used to guarantee the reservation.

  17. 17. Liability

    Under the Hotel Proprietors Act 1956, the hotel's liability for loss or damage to guest property is limited unless such loss arises from proven negligence by the hotel.

    Guests are responsible for ensuring their personal belongings are properly secured.

  18. 18. Chargebacks and Payment Disputes

    Guests agree not to initiate a payment chargeback without first contacting the hotel to resolve the matter.

    Where a chargeback is initiated in breach of these Terms and Conditions, Sonas Hospitality reserves the right to recover the outstanding amount including administrative and legal costs.

  19. 19. Third Party Bookings

    Where reservations are made through online travel agencies or third party travel agents, additional terms of the booking provider may apply.

    In the event of any discrepancy, the terms within the booking confirmation will prevail.

  20. 20. Overbooking and Relocation

    While every effort is made to honour confirmed reservations, circumstances may arise where the hotel cannot provide the booked accommodation.

    In such cases Sonas Hospitality reserves the right to relocate guests to alternative accommodation of a similar or higher standard within a reasonable distance.

    Where relocation is required, Sonas Hospitality will arrange the alternative accommodation and cover any difference in room rate for the first night where applicable.

    Except for the provision of alternative accommodation, Sonas Hospitality shall not be liable for additional expenses or consequential losses.

  21. 21. Data Protection and Privacy

    Sonas Hospitality processes personal data in accordance with the UK General Data Protection Regulation (UK GDPR) and the Data Protection Act 2018.

    Personal information collected during the booking process is used solely for the purposes of:

    • Managing reservations
    • Providing hotel services
    • Processing payments
    • Meeting legal and regulatory obligations

    Personal data may be shared with trusted service providers such as payment processors, booking platforms and IT providers where necessary for the provision of services.

    Guests have the right to request access to, correction of or deletion of their personal data in accordance with applicable legislation.

  22. 22. Images and Marketing Material

    Images displayed on websites or marketing materials are representative only.

    Rooms within the same category may vary slightly in layout, furnishings and décor.

  23. 23. General Terms

    Sonas Hospitality reserves the right to amend or update these Terms and Conditions at any time.

    Bookings confirmed prior to amendments will remain subject to the Terms and Conditions in force at the time of booking.

    Guests must comply with the Licensing (Scotland) Act 2005 and all hotel policies relating to the sale and consumption of alcohol.

  24. 24. Governing Law

    These Terms and Conditions and any contract arising from them shall be governed by and interpreted in accordance with the laws of Scotland.

    Any disputes arising in connection with these Terms and Conditions shall be subject to the exclusive jurisdiction of the Scottish courts.
